H*LD Self Storage required a full Stage 4 M&E drawing and performance specification package for a new six-storey self-storage facility in Bow, London. The scheme includes over 1,000 storage units alongside business space with work pods and shared facilities, and needed a coordinated, tender-ready design aligned with planning and BREEAM ‘Outstanding’ requirements.
JR Revell supported the project from Stage 3, advising during concept design before taking responsibility for the full Stage 4 package. The focus was on producing clear, compliant and buildable information within a tight programme, ensuring the design could move straight into tender without delay or ambiguity.
The key challenge was coordination. All systems — electrical, mechanical, renewables, fire and security — needed to integrate fully while meeting current standards and performance requirements. Early decisions around specialist input and system strategy ensured the design was practical to deliver and avoided clashes or gaps that could impact programme later.
JR Revell delivered a complete Stage 4 M&E package, including detailed drawings and performance specifications structured for contractor pricing and construction delivery. All documentation was aligned with BREEAM and planning requirements, with revisions issued promptly following client review.
As a result, H*LD were able to issue a clear and coordinated tender pack, reducing risk at contractor stage and protecting programme from the outset. The design provides a solid foundation for delivery, with systems planned for compliance, performance and long-term use.
This project, the fourth of many for H*LD, reflects JR Revell’s strength in early-stage design — bringing clarity, coordination and practical thinking to ensure projects are set up properly before construction begins.
