Following early stage involvement from Stage 2 on, JR Revell was appointed by C Field Construction to deliver the full Stage 5 M&E design package for a new 10 storey self storage facility in Chiswick, London. The scheme includes 780 storage units, business space with work pods and shared facilities, and a separate office area, all requiring a fully coordinated building services design.
At Stage 5, the priority shifted from concept to delivery. The design needed to move beyond outline proposals and into a fully coordinated construction ready package that could be installed on site without uncertainty. Every system, interface and service route had to be clearly defined to minimise clashes, avoid rework and protect the programme during construction.
The challenge was achieving that level of coordination across multiple disciplines while maintaining compliance with BREEAM Outstanding requirements and aligning with the wider consultant team’s programme. Electrical, mechanical, fire, security and renewable systems all needed to operate as one integrated solution within a complex multi storey building.
JR Revell focused on developing a design that was not only technically compliant, but practical to install, maintain and coordinate on site. Regular design workshops were held with the wider project team to resolve clashes early, refine layouts and ensure all systems integrated efficiently before construction commenced. Key decisions around containment strategy, plant selection and service coordination were made with long term installation and maintenance considerations in mind.
The electrical infrastructure was designed around a structured power distribution strategy using Hager equipment, supported by a coordinated containment system carrying services efficiently throughout the building. Lighting designs were developed to achieve required lux levels using Collingwood solutions, while small power systems were aligned with both operational and specialist user requirements.
Mechanical systems were designed to support all occupied areas, including reception, office and communications spaces, with Daikin HVAC systems and Systemair ventilation providing a balanced approach to heating, cooling and air movement. This included dedicated extract systems for welfare areas alongside smoke and pollution ventilation systems serving the car park.
Fire and life safety systems formed a key part of the coordinated design approach. A detailed fire strategy and cause and effect matrix ensured all systems, including plant shutdown, lift interfaces, smoke control and door release functions, operate together effectively under emergency conditions using Advanced fire alarm panels and Apollo devices.
Security systems were integrated throughout the building to support both operational control and customer access requirements. This included CCTV coverage, Paxton staff access control, Sensorberg systems within customer areas and a Pyronix intruder alarm system, all aligned with Secured by Design principles.
Sustainability was embedded throughout the scheme through the inclusion of a roof mounted photovoltaic system and a comprehensive metering strategy across all major systems. Integration with Rayleigh Connect allows ongoing monitoring and performance management, supporting long term energy efficiency and operational visibility.
A backup generator was also incorporated within the design to provide resilience for critical life safety systems, maintaining operation of evacuation and firefighting lifts alongside the car park smoke ventilation system in the event of a mains power failure.
JR Revell delivered a fully coordinated Stage 5 M&E package, including detailed drawings, schematics, layouts and performance specifications, all aligned with architectural and structural design information and ready for construction issue.
The result is a fully resolved, construction ready design that provides the delivery team with clarity from day one, reducing installation risk, improving coordination on site and supporting a smooth build programme.
This project demonstrates JR Revell’s ability to take a scheme from concept through to a fully buildable technical solution, combining coordination, engineering detail and practical thinking to ensure systems perform exactly as intended once construction begins.
