H*ld Self Storage commissioned the conversion of two existing warehouse buildings in King’s Cross, integrating them with an already operational self-storage facility to create a single, fully functioning site. The project combined the three buildings into one cohesive operation, significantly increasing the number of storage units while introducing a new reception and customer areas.
The project location presented an immediate logistical challenge. The site sits on a public road in a busy central London residential area with no available parking or loading space. Managing deliveries, materials and contractor access required careful planning to ensure work could proceed safely without disrupting the surrounding area.
JR Revell were selected to deliver the mechanical and electrical installation owing to our long-standing relationship with H*ld Self Storage and our proven track record of delivering high quality work on time. From the outset, the project required careful coordination between the project team, the principal contractor and the client to manage both the complexity of the building conversion and the logistical constraints of the site.
The scope of works involved delivering a full mechanical and electrical fit out across the development, integrating services across three buildings into one unified system. Electrical installations included lighting, emergency lighting, feature lighting, electrical distribution, small power, fire alarm systems, access control, security systems, solar PV installation, electric vehicle charging infrastructure and lightning protection.
Mechanical services included ventilation, extraction systems, heating and cooling, domestic water services and drainage systems throughout the facility. The works also involved relocating the reception area from one building into another, along with the installation and fit-out of both client and staff kitchen areas.
The project was delivered in a phased manner, allowing different areas of the site to be completed while works continued elsewhere. Close coordination with the principal contractor and the client ensured sections of the building could be isolated where required, allowing work to progress safely and efficiently while maintaining overall programme delivery.
The completed development successfully transformed three warehouse buildings into one fully integrated facility. Structural works included raising one of the building roofs, while the M&E installations created a single coordinated system across the site.
As a result of the conversion, the facility gained an additional 267 storage units along with a relocated reception area and improved customer facilities. JR Revell continues to support the site through ongoing life safety services, reflecting the long-term relationship with the client and our continued involvement in maintaining the building’s operational safety and compliance.
